To proceed with your design we require minimum 1:50 scale drawings in hard copies or electronically (.DWG Files) to include floor plans, elevations, sections and a window and door schedule. From this information we produce timber frame drawings and structural calculations for submission to your Local Authority. We are also able to produce HB353B certificates for the NHBC, if requested in writing at order stage.
Soleplate & Floor Components
Soleplates are pre-cut or random for single layers and are available in 90mm x 38mm, 140mm x 38mm or as a double panel set up to suit your chosen timber frame size. We also include the relevant size DPC for fixing below the soleplates and proprietary straps or fixings for securing the soleplates to the slab or block up stand as specified by our engineer. No allowance is made for radon protection – this is to be provided by the customer and installed prior to the erection of the timber frame.
Floor joists are pre-cut including trimmers, beams and blocking. Standard floor joists are available in 195mm x 45mm and 220mm x 45mm. Engineered floor joists are available in depths of 225mm, 256mm or 304mm.
Floors requiring steelwork or beams to support the timber frame as per Frame TechnologiesTM engineering recommendations. Floor cassettes are preassembled units available on request for projects that require a shorter erection period and have full access for crane erect. We supply 22mm peel clean tongue and groove P5 chipboard, with tape for joints and nail holes or 18mm OSB sub-deck for use with underfloor heating systems, sound proof floor applications.
External & Internal Panels
Frame TechnologiesTM sources FSC® and PEFC timber from well managed forests. The external panels are factory assembled open cell panels with openings formed, sheathed externally and factory-fitted with breather paper. This is secured with stainless steel staples on polypropylene tapes which indicate stud positions. Panel sizes are bespoke but are usually 2,414mm high to suit plasterboard sizes and 2400mm wide to enable manual erection. Stud centres are maximum 600mm to comply with our engineering requirements unless otherwise specified by our engineer. The external panels can be supplied in 90mm x 38mm, 140mm x 38mm or our double panel system.
The internal panels are factory assembled with openings formed, with timber sizes generally 90mm x 38mm. Some walls may be sheathed with 9mm OSB for structural reasons. Head binders are supplied to fix to the head of the panels and tie them together. These are supplied pre-cut/random and available in widths to suit your chosen timber frame size.
Sheathing Board & Breather Paper Options
We have a range of sheathing board options to suit our client’s requirements. You can also upgrade to Wood Fibre which is fibreboard which can improve the thermal performance of the panel. Two types of breather paper are available - TF 200 and the TF 200 Thermo foil for improved thermal performance.
We offer a range of roof solutions for most designs including all truss options, traditional cut roofs and metal web rafters for roof application. We supply all structural members, gable ladders and metalwork for formation of your roof design.
Erection to Completion
Our erection costs include the mechanical handling for off-loading, distribution and erection of the timber frame plus the fixings required for the various components of the erection of the timber frame only. We can also provide stainless steel brick ties and fixing nails as an e/o cost and proprietary closers at roof level, brickwork lintels and clips. When the structure is complete for internal and external cladding, the Frame TechnologiesTM team will carry out all the essential checks and go through a handover procedure with the client on completion before final sign off. Frame TechnologiesTM has a stringent quality control process throughout the development.
