Choose better value, not just better price

As the cost of living continues to rise, Frame Technologies Managing Director, Simon Orrells explains why it’s important not to lose sight of your end goal in place of a lower price.

When you're deep in the process of planning your self-build, the budget spreadsheet has a way of taking over. Before long, the temptation to shave costs wherever possible starts to feel entirely reasonable - especially in the current climate, with prices continuing to creep up across the board.

While there are areas where you can save money – or delay splurging until you’ve recouped some costs – there are others where choosing a cheaper price over better value will cost you more in the long term.

One of these crucial parts of the build is the fabric of your home: the structural panels, the insulation specification, the airtightness detailing, and the overall thermal performance of your timber frame package. The fabric of your home isn't a product you can upgrade later. It's the foundation everything else sits on — and once it's built, it's built.

Price versus value

A cheaper timber frame quote might look appealing at the point of signing, but it’s important that you’re totally clear on what that saving actually buys you. In most cases, it buys a reduced insulation specification, lower quality panel systems, less rigorous airtightness detailing, or lower-grade structural engineering.

All of these things are invisible once your home is finished, but you’ll feel it every month through your energy bills, and every winter through cold spots, draughts, and a home that simply doesn't perform as you hoped it would.

Similarly, some self-builders may revisit masonry options to try and save money. But again, this is not a fair comparison in terms of price versus value. The masonry solution is a totally different option and won’t deliver the same performance and low running costs of your home. Be careful that a short-term saving doesn’t lead to long-term sacrifices.

True value isn't what something costs when you buy it, but what it delivers over its lifetime. A timber frame home with excellent fabric performance costs less to heat and cool year after year; it's more comfortable; it qualifies for better mortgage rates, and it retains its value more strongly in an increasingly sustainability-conscious property market. It’s a fabric first, fit-and-forget solution that is worthy of your investment.

Almost everything inside your home can be upgraded at some point in the future when you have more budget available. But, once your home is built and the plasterboard is on, the fabric performance of your property is fixed for the lifespan of the structure.

It’s also worth remembering that every sustainability upgrade, such as heat pumps, MVHR systems and smart home controls, performs better in a high-performance building fabric. Getting the fabric right is what makes everything else work as it should. A heat pump in a leaky, poorly insulated home struggles, while the same system in a well-built timber frame home excels.

The clients who come back to us most satisfied, years after moving in, are nearly always the ones who built to the highest fabric standard they could afford, and who now live in homes that are warm, efficient, and genuinely future-proof.

What to look for when comparing quotes

When you receive competing timber frame quotes, the price difference rarely reflects the same product at different margins. More often, it reflects different specifications entirely. Ask every supplier to confirm:

  • the U-values they are designing to for walls, floors, and roof

  • the target air permeability

  • how thermal bridging is managed at key junctions

  • what airtightness membrane system is included and how it's detailed

A genuine like-for-like comparison in timber frame should never produce a dramatic price difference. A significant gap usually means a significant spec difference.
